Most roof failures give warning signs long before the ceiling stains. An inspection catches them while they're still cheap to fix.

What we check

  • Shingle & surface condition — wear, curling, granule loss, moss.
  • Flashing at chimneys, walls and valleys — a top leak source.
  • Pipe boots & penetrations — the rubber ones crack and leak first.
  • Ventilation — balanced intake and exhaust that protect the roof and attic.
  • Visible decking & attic signs of moisture or past leaks.

Common questions

Roof inspection — FAQ

Is the roof inspection really free?

Yes. We'll inspect your roof, document what we find with photos, and give you an honest report and the photo record, whether or not you hire us.

When should I get a roof inspection?

After a windstorm, before buying or selling a home, when your roof passes 15–20 years, before winter, or any time you see a stain, missing shingles or granules in the gutters. It's cheap insurance against an expensive surprise.

What do you check?

Shingle and surface condition, flashing, valleys, pipe boots and penetrations, ventilation, visible decking, and signs of leaks or moisture — inside the attic where accessible. You get a clear picture of what's good and what needs attention.

Do you offer inspections for real estate?

Yes — whether you're buying, selling, or need documentation for a transaction, we can inspect the roof and give you a written summary.

On your roof, not in a driveway

An inspection means someone gets on the roof.

Satellite imagery gets us the measurements. It cannot see soft decking, failed flashing, a valley shingled the cheap way, or a bath fan venting into the attic. Those need a person on the roof.

You get the photo record whether or not you buy anything from us.
