How to choose a roofing contractor.

A roof is one of the biggest expenses a home has — and the roofer matters as much as the shingle. Here's how to tell a good one from a cheap one before you sign anything.

The cheapest bid and the best value are rarely the same thing. Here's what actually separates a roofer worth hiring.

What to check before you hire

  • Licensed, bonded and insured. In Washington, verify the contractor's license and insurance — it protects you if something goes wrong. (Ours is ZENITCL772NM.)
  • Local and established. A local company is accountable and still here for warranty work — not gone after the season.
  • Full tear-off, not roof-over. A good roofer removes the old roof and inspects the decking. Roofing over old layers hides rot.
  • A detailed written estimate. Materials, tear-off, flashing, ventilation and warranty spelled out — not one vague number.
  • A workmanship warranty. The installer should stand behind the labor, not just pass you to the manufacturer.
  • Manufacturer certification. Certified installers can offer enhanced warranties — see how warranties work.
  • Real, verifiable reviews and references in your area.

Red flags to walk away from

  • Storm-chasers knocking door to door right after a storm, pushing you to sign today.
  • Large upfront deposits or cash-only, no written contract.
  • High-pressure, "today-only" pricing. A fair price is a fair price next week too.
  • No physical local address or a license they won't give you.
