A roof's lifespan depends on the material, the quality of the install, and — especially in Western Washington — how hard the climate works on it.

Why our climate is harder on roofs

• Moss and algae. Constant damp and shade let moss take hold on north slopes. It lifts shingle edges and holds water against the roof — the number-one lifespan-killer here. (More in our roof moss guide.)
• Tree cover. Shade keeps roofs wet longer and drops debris that traps moisture.
• Freeze-thaw at elevation. On the foothill plateaus, repeated freezing works on cheaper, brittle shingles.
• Poor ventilation. A hot, damp attic cooks shingles from underneath and shortens their life — an install issue, not a material one.

How to get more years out of your roof

• Keep moss off it — treat early, keep trees trimmed for sunlight, clear debris.
• Get the ventilation right — balanced intake and exhaust protect the roof from below.
• Choose algae-resistant materials — or a metal roof that won't hold moss at all.
